Rental Agreement

The official Hyatus Guest Accommodation Agreement applies to reservations, bookings, stays, or occupancy of accommodations arranged, operated, or managed by Hyatus, whether booked directly or through a third-party platform. It identifies OPG MGT1 LLC as the contracting company.

• The booking guest is responsible for the stay.
• Occupants and visitors are also bound by the stay rules.
• House Rules and Community Rules are incorporated into the agreement.

The agreement explains that reservations are temporary accommodation arrangements. Hyatus can require identity verification, age verification, screening, and additional verification steps. Rates, taxes, fees, refunds, and cancellation mechanics are governed by the booking terms or third-party platform terms where applicable.

• Refunds follow the policy presented at booking unless law requires otherwise.

The agreement covers check-in, check-out, no-show, overstay, security deposits or incidentals holds, maximum occupancy, no parties or events, smoking, noise, maintenance, access items, packages, parking, internet, pets, prohibited conduct, and emergency access.

• Parties, events, and large gatherings are prohibited unless Hyatus gives written authorization.
• Guests must report maintenance issues promptly and avoid unauthorized repairs.
• Some properties may use disclosed non-audio monitoring or safety devices.

The agreement states that the stay is not a lease or residential tenancy agreement, and that guests are responsible for damage, missing items, excessive cleaning, and certain loss-of-use costs where permitted by law. It also includes limitation, indemnification, third-party platform, building-party, arbitration, class-waiver, governing-law, and severability terms.

• Guests are not granted exclusive possession or a permanent residence.
